Since the South Tyrolean settlement built in the 1940s in the Burgfried district of Hallein could no longer meet current living standards, and renovation proved to be too expensive and complicated, the municipality of Hallein decided on a complete three-phase renovation. A densification project was therefore carried out based on the development concept of Salzburg architects Scheithauer, which envisages 130 residential units where previously only 62 stood – including underground parking and common rooms.
In 2019, the first phase of construction began with the mission to provide “age-appropriate living”. In 2020, the starting signal was given for the second phase of construction, which includes five houses with 67 structural timber apartments. The concept was drafted by cs-Architekten. The planners seized the opportunity to create a wooden residential building benefiting from the subsidies from the Land of Salzburg, which is still done quite rarely. Since completion in summer 2021, gswb now operates the largest multi-storey residential building in the state in Hallein Burgfried featuring this sustainable, ecological construction method. The project was also submitted for certification according to the “klimaaktiv Gold Standard”.
Clear orthogonal structures characterise the consistent hybrid timber design, as well as the materiality which reflects a novel urbanity. For the load-bearing exterior walls, the architects opted for a frame construction, the load-bearing interior walls and ceilings were designed in the form of cross-laminated timber elements from THEURL. While cs-Architekten specified the external dimensions of the ceilings, the joinery team from THEURL ensured that the individual panels were produced with as little waste as possible. Electrical installations, millings and outlets for installations were coordinated with the respective trades and also made by THEURL.
In terms of the concept, the use of space, the material and the implementation, the second construction phase of the Hallein-Burgfried residential complex serves as a showcase project and benchmark for sustainable structural timber residential developments in Salzburg and beyond.
